Crawlspaces leak because of a build up of water in the soil around the home during wet weather. While it is not obvious, the water in the soil builds tremendous pressure against the crawlspace walls.
Many homes have footing drains on the outside of the home, buried along the crawlspace wall, and designed to relieve the water pressure and carry the water away. The pipe is peforated to allow water to enter it which is then carried to the outside environment.
Crawlspace water problems occur when the pipe holes (perforation) become clogged by dirt, tree roots, and debris (in the case of a plastic pipe) or because the pipe collapsed due to age (in the case of clay tile pipes) or unintentional digging damage.
